Bridge Financing

Bridge financing is a short-term borrowing concept used to manage a timing gap between transactions. The repayment source and deadline matter as much as the amount borrowed.

Map the timing before you borrow

Write down the transaction that creates the need, the date funds are required, and the event expected to repay the borrowing. For a home move, that might involve coordinating a purchase and a sale. Identify what happens if the expected transaction takes longer than planned or produces less cash than expected.

Review the full repayment plan

  • Expected repayment source and a realistic backup plan.
  • Interest, origination charges, closing costs, and any extension costs.
  • Collateral requirements and what could happen if repayment is late.
  • Whether monthly payments are due during the short-term period.
  • How the temporary borrowing affects other debts and monthly cash flow.

Questions to ask before making commitments

Ask a lender whether this type of financing is currently offered, what documentation is required, how the term and repayment structure work, and which costs apply if the expected exit is delayed. Request the terms in writing and compare the repayment date with the dates in your purchase, sale, or other agreements.

Do not rely on an expected sale, refinance, or future approval until it is completed and documented. Consider independent legal, tax, and financial advice for transactions with significant timing or collateral risk.

Product availability, eligibility, rates, fees, collateral, and terms are subject to current underwriting and written disclosures.
